Supreme Court ruling 620/2026 declares the Single Registry of Leases (NRUA), established by Royal Decree 1312/2024, null and void because the State lacks the authority to impose a national registry that encroaches upon the regional governments’ powers regarding housing and tourism. Consequently, registration in this registry and the annual deposit of leases with the Property Registry are no longer required, obligations that had been introduced by the regulatory reform.
